Step-by-Step: How the Buying Process Works
Buying a holiday home is a big decision, but it doesn’t have to be a complicated one. We aim to keep things simple, transparent, and stress-free. Here’s what to expect:
Step 1: Find the Right Static Caravan and Park
Start by exploring our range of static caravans and lodges across our three parks:
- Greenways of Gower
- Green Meadow
- Whiteford Bay
Each park has its own character, surroundings, and community. You’re not just buying a holiday home — you’re making memories!
Please note: We like to get to know our neighbours. Therefore, we will not proceed with a sale until you’ve met with our Park Managers.
Step 2: Understand the Running Costs & Key Information Before You Buy
Before paying a deposit or signing anything, it’s important to understand the ongoing costs of owning a holiday home — so there are no surprises later on. Here’s a quick overview of the core terms and running costs involved:
Pitch Fees (Annual)
Your pitch fee is an annual charge that covers the cost of keeping the park running — including groundskeeping, road maintenance, staffing, and other essential services. Pitch fees vary depending on your static caravan or lodge, pitch location, and park, and they are reviewed each year.
Note: Pitch fees for the current season are typically included in your purchase price when buying a new caravan.
Utilities
Each caravan has its own electric meter, and you’ll only pay for what you use. Electric usage is billed based on meter readings.
Gas is supplied via bottled propane. You simply order new bottles through our head office when needed — we ask that you keep two bottles connected at all times for continuity.
Water is billed as a fixed annual amount. While meters are used to monitor usage by section, the total water cost is divided equally across all caravans on the park, so your charges remain predictable.

Insurance
All caravan owners must have suitable insurance in place. You’re free to choose your own provider, but you’ll need to submit proof of cover each year. An administration fee applies for processing your policy details.
Most insurers offer either New-for-Old or Market Value cover, depending on your caravan’s age and condition.
We recommend Leisuredays Insurance, as their policies meet our requirements and we have a long-standing relationship with them. No admin fee is charged if you insure through Leisuredays.

Wi-Fi and Add-ons
Wi-Fi is available with new caravans. We arrange for the equipment to be installed by our dedicated provider, Camping Connect. Once ownership is confirmed, you’ll set up an annual subscription directly with them.
Some caravans may also include extras such as decking, storage sheds, or welcome packs. These will be clearly listed and included in your sale price where applicable.

Council Compliance and Holiday Use
Our parks are licensed for holiday use only, which means you cannot live in your caravan as a permanent residence. Doing so would breach both your Licence Agreement and our planning permission.
Holiday homes are for recreational use only, and we may occasionally request proof of your main residential address to ensure compliance.
Good to know: Holiday home owners do not pay council tax on their caravan.

Licence Length & What Happens Later
When you buy a new static caravan, your Licence Agreement typically lasts 15 years, depending on the agreement and the model of caravan.
At the end of this term, the agreement ends, and the caravan must be removed from the park. We do not usually offer extensions, so it’s important to factor this into your long-term plans.
If you sell your caravan during this period, the remaining time on the licence transfers to the new owner.
Subletting & Renting
Subletting is not permitted. You cannot rent out your caravan for holiday use — privately or otherwise. Your Licence Agreement is for personal use only by you, your family, or invited guests (without payment).
Step 3: Pay a Deposit to Reserve Your Holiday Home
Once you’ve found the right static caravan and pitch, we’ll ask for a deposit to secure it. This confirms your intent to proceed, and we’ll begin preparing your agreements.
We may ask for proof of your permanent residential address. This is not just for us — it’s part of complying with Swansea Council regulations. Our parks are licensed for holiday use only, and using a caravan as a permanent residence would breach those terms. We take this seriously, as it could affect our ability to operate.
Step 4: Review and Sign Your Agreements
Once your deposit is paid, we’ll send you your Purchase and Licence Agreement to review and sign through e-sign. These outline your purchase, your rights as an owner, and the terms and conditions for keeping your holiday home on the park, along with the park rules.
We believe in being upfront, so here’s what you’ll receive:
Welcome Letter
A friendly cover note from our Directors introducing themselves, outlining what’s included in your pack, and letting you know who to contact throughout the process.
Purchase Agreement
This sets out the caravan or lodge you’re buying, the total price, deposit, any included extras (such as decking or delivery), and payment terms. It also explains cancellation rights and warranty details.
Licence Agreement
Your formal agreement for keeping your caravan on the park. It includes pitch rights, length of stay, pitch fee structure, and what happens when your agreement comes to an end.

The legal detail behind your Licence Agreement — including your responsibilities, park rules, resale terms, and permitted use.
Park Rules & Guidance
Covers the day-to-day: pitch maintenance, decking standards, parking, pets, quiet hours, refuse, and general behaviour expectations.
Step 5: Completion and Handover
Once everything is signed and the remaining balance is paid (bank transfer preferred), we begin preparing your holiday home for use.
This includes:
- Gas and electric safety certification
- Confirming siting and connection
- Final checks for any included extras (e.g. decking, steps)
Please note: You cannot stay in the caravan until safety checks are complete. You’re welcome to move items in and get settled, but overnight use is not permitted until everything is cleared and ready.
Important:
- The remaining balance must be paid within 30 days of deposit or once the caravan is ready — whichever comes first.
- Insurance with Leisuredays will be set up by us for your first year on site. They will contact you directly to confirm your policy details.
This handover process usually takes between 1–2 weeks depending on the caravan and its setup. Some caravans may be ready sooner, while others may require safety certification, delivery, or additional park preparation.
Step 6: Settle In and Enjoy Your New Holiday Home
Once your caravan is ready, we’ll hand over your keys and formally welcome you to the park.
During your first few months, you may notice small issues — loose doors, stiff fittings, etc. This is completely normal. Please report any snags to your Park Office Manager, who will coordinate with the manufacturer and arrange any repairs under your warranty.
Your Park Manager is also your go-to contact for anything ongoing, and our team is always here to support you.
